Landlord safety
As a landlord, you are responsible for making sure all of the electrical systems and appliances provided with your property – including any electrical wiring, sockets, light fittings and kettles – are safe for your tenants to use.
For landlords of properties in Banbury and surrounding areas, such as Oxford, Bodicote, Deddington, Warmington, Wellsbourne and Ettington, we can issue electrical landlord safety certificates confirming that your property’s electrical fittings all adhere to relevant safety regulations.
What are electrical landlord safety certificates?
New electrical testing regulations introduced for new tenancies in July 2020 and extended to existing tenancies from April 2021 mean that, every five years, landlords must now have their rental properties tested and receive a written report known as an Electrical Installation Condition Report (EICR).
In order to provide you with an EICR, we will first undertake any of the following electrical work necessary:
- Inspecting the property – A qualified electrician from our team will inspect and test all of the property’s electrical installations. This will result in an inspection and test report, a copy of which you are legally required to supply to new, existing and prospective tenants.
- Make sure the property meets the national standards for electrical safety – These standards are specified in the 18th Edition IET Wiring Regulations. As a company, we are certified for working to these regulations.
- Undertake remedial or investigative work – If the report requests any such work, we can complete it within 28 days or a shorter time period if specified.
